BC Housing and the City of Nelson are working together to create 43 supportive homes. These homes will be for people who are experiencing or at risk of homelessness in Nelson and need supports to maintain stable housing.

Supportive housing is badly needed in the West Kootenays, especially in Nelson. According to the 2024 Point-in-Time count, at least 122 people had no home in Nelson on the night of November 7, 2024.

This project is an important part of our continued effort to address and prevent homelessness in the community.

Development

Gerrard Station Development Co Inc. currently owns the site and is constructing the supportive housing project. The site is already zoned for residential use (MU3 Residential Mixed Use). BC Housing will take ownership of the development and open the new homes in Summer 2026.

Supportive housing

The 43 homes in this building would be studio apartments for local adults (19+) including seniors and people with disabilities or any others who need supports to maintain stable housing. The main floor of the building will include three accessible suites along with a common dining area, commercial kitchen, office and program space.

All residents pay rent and sign housing-related agreements. Typical supports include:

  • 24/7 staffing
  • Life skills and employment training
  • Recreational programs
  • On-site wellness services, including harm reduction and referral pathways to substance-use treatment and recovery.

Non-Profit Operator

BC Housing has selected Nelson CARES Society through a fair and open process to operate the new supportive homes and provide services to the residents.

Nelson CARES is one of Nelson’s largest and most diverse non-profit organizations. For over 40 years, Nelson CARES has led a variety of community programs and services including housing, shelter, and legal and employment services for vulnerable adults. Since 2020, Nelson CARES has successfully operated the city’s first entirely low barrier supportive housing project, located at the North Shore Inn.

Community Engagement

A caring community can contribute greatly to the well-being of supportive housing residents. BC Housing and Nelson CARES will continue to keep lines of communication open throughout this project.

  • On October 23, 2025, Nelson CARES staff hand-delivered letters to neighbours within a 200m radius of the site to introduce the project and provide a direct email address to BC Housing for any additional questions or concerns.
  • On October 24, BC Housing emailed the Nelson Police, the Nelson Chamber of Commerce and other community organizations to introduce the project and offered small-group online conversations if desired.
