Terrace – 4512 & 4520 Little Avenue

Aerial view of a property outlined in yellow at the intersection of Atwood Street and Little Avenue, near Birch Hill.

BC Housing has purchased two lots at 4512 and 4520 Little Avenue in Terrace. We plan to redevelop the one-acre site to create up to 59 supportive homes. This project is an important part of our continued efforts to address and prevent homelessness in the community.

Rezoning is not required for this development. The City of Terrace supports BC Housing’s plan for the site, given the numbers of people experiencing or at risk of homelessness in Terrace.

BC Housing will own the building and fund a non-profit operator (not yet chosen) to manage the housing and provide site services to residents. We currently expect these homes to open sometime in 2028.

The need for supportive housing

A 2023 homelessness count showed 156 people were experiencing homelessness in Terrace. This is a nearly 50% increase from 2022 homelessness count.

These supportive homes will be deeply affordable studio apartments, each with a private bathroom and kitchenette. They are intended for people who are experiencing or who are at risk of homelessness and require supports to maintain their housing. This may include meals, life skills and employment training, and referrals to health care and other community services. Many supportive housing programs also provide culturally informed services.

Residents will be single adults (19+) of all genders, including seniors and people with disabilities, or anyone who has experienced trauma or poverty.

Community engagement

A caring community contributes greatly to the success of supportive housing residents. We will share updates and keep lines of communication open with neighbours as the project moves forward. We will reach out again to neighbours in 2025 after we have more designs, construction details and timelines to share.

We welcome questions about this project at any time by email to communityrelations@bchousing.org.
