New Westminster - 68 Sixth Street

BC Housing and the City of New Westminster are looking to create approximately 52 modular homes with supports for people at risk or experiencing homelessness at 68 Sixth Street.

These self–contained studio homes would be managed by an experienced non-profit operator and provide residents with a person-centered approach. Staff would be on-site 24 hours a day, seven days a week to support residents and provide services such as:

  • Meal programs
  • Life skills training
  • Employment skill training
  • Access to health supports
  • Referrals to other community services

All applicants would go through an assessment process to make sure there is an appropriate mix of residents with the right supports. Priority will be given to residents of New Westminster. All residents would sign an agreement and pay rent.

Operator

An experienced non-profit operator would be selected through an open Request for Proposals.

Modular Construction

The proposed 52 new self-contained homes will be modular housing. Modular construction has several benefits to both the community, residents, and staff:

  • Modular housing is faster to construct, thereby shortening the construction time and reducing disruption to neighbours.
  • Modular housing provides safe, individual units for shelter guests. This provides independence and can help residents progress to the next stage of housing.

Examples of recent modular supportive housing are The Nest and Baird Blackstone Building in Surrey, and Legacy Manor and Cole Starnes Residence in Abbotsford.

Community Information Sessions

This housing project is part of the City’s proposed Crisis Response Bylaw Amendments that would fast-track urgent housing and time-sensitive crisis services. It will go through an expedited Rezoning and Official Community Plan amendment process.

  • This is fantastic! That lot has been empty for so long, and having it be a supportive home for at-risk people is inspiring. Looking forward to it being built. Super supportive of the project!

  • Will the good neighbor agreement prohibit recreational substance use (alcohol and marijuana products)? Is it a good idea to build supportive housing directly across the street from a cannabis retailer?

    Thank you for your inquiry.

    Residents make personal choices regarding their consumption habits as they do in any other rental building in New Westminster. BC Housing follows the widely recognized and proven Housing-First model. A harm-reduction approach means staff are available to support any residents who are in various phases of substance use.  

    In order to help people who, use substances, we need to first give them a safe and secure place to sleep, food to eat, and access to services so that they can move forward with their lives.

    Supportive housing locations are determined based on availability of property, and proximity to services and amenities. Housing for people experiencing and at risk of homelessness needs to meet people where they are at, providing connection to the resources that they need to work towards living a healthy, stable life. Access to community services and transit is key for people without homes, but so is feeling part of a neighbourhood.   

  • Given the need for housing in New Westminster, I am gratified to see this initiative.
